The Naperville Planning and Zoning Commission on June 20, 2018, unanimously approved Calamos Real Estate LLC plans for DuPage County’s largest multi-use, indoor ice, sports, entertainment and expo facility along Ferry Road east of Route 59. The 25-acre site known as CityGate North, acquired by Calamos this spring, was rezoned for the multi-use center.
The Commission also approved inclusion of a restaurant as part of the planned development, as well as an exception to the parking variance as the site will have access to overflow parking across Ferry Rd. at CityGate Centre, home to Hotel Arista and the worldwide headquarters of Calamos Investments. The Naperville City Council now will have final approval, with the commissioners’ recommendation, before construction begins.
The sustainable building design includes an abundance of glass to allow natural light and reduce the electrical load. Another feature of the planned facility that drew exceptional feedback from zoning commissioners is the construction of an interior tunnel with a dock for loading and unloading, and for trash pickup.
“I absolutely love the design on this project. I love the containment and I love the reduced carbon footprint,” said Commissioner Kamala L. Martinez in voicing her support for the commission’s approval.
“The design is aligned with our approach across the street at CityGate Centre,” said Calamos Sr. Vice President Ken Witkowski. “As mentioned in our presentation, the materials will match those used for Hotel Arista, which was Illinois first LEED-certified hotel and continues to be Green Seal® certified.”
Commissioner Bianca Morin noted, “This is completely appropriate for this corridor which has become a bit of an entertainment corridor. It makes perfect sense.”
When announcing the plan for the project in March, John P. Calamos, Sr., Founder and Global CIO of Calamos Investments, and owner of Calamos Real Estate said, “CityGate North will serve our community in many ways; providing more opportunity for residents to participate in sporting events, music and other family-friendly entertainment, and creating jobs and generating revenue for the area as a whole.
“We are proud to be driving this effort in Naperville and for all of DuPage County and the surrounding areas,” he added.
“As we got into the nuts and bolts with our architects we identified space efficiencies that made more sense in a slightly reduced footprint that allows more open space surrounding the facility,” said Witkowski.
The restaurant also will be on the upper level, with views to both arenas.
“Events like hockey tournaments, which we already are getting inquiries for, can last all day and we want to provide a comfortable space to relax and have a good meal – serving breakfast, lunch and dinner – that still offers views to the activity on the ice,” Witkowski said.
The total project cost is projected at $60.2 million.
“We are investing in the community,” said Witkowski. “We are going to do this right.”
